Pre-Construction I will
assist you in the selection of a builder. Since I
possess a very thorough knowledge of the local home
builders and the type of products they offer, I can help
you determine the best one for your needs. I can also
recommend several custom home builders with good
reputations. Larry was a
custom home builder himself for over 10 years, and still
maintains a General Contractors License! He has been a licensed General Contractor since 1980!
Lot
Selection You, the home builder, and I will
work together to select an appropriate site for your new
home. There will be many considerations to take into
account when choosing your lot, such as Soil Tests,
Engineering Reports, Neighborhood Values, School
Districts, Easements, Covenants, Restrictions, and more.
In Colorado Springs there are many areas that have
expansive soils. Some areas have very "hot" soils which
cold cause structural problems if the construction
process is not engineered properly. We can help guide
you through the potential pitfalls!
Floor Plan
Selection You will make the final decision
on the floor plan you desire. I will merely assist you
in making your choice with recommendations and advice
regarding future resale value.
Contract
Negotiation - Many builders have their own
contracts. If you visit a model home without an
agent with you, many builders will not allow you to have
representation by an agent! As a buyer, you
have three choices in purchasing a new home. You can
purchase a home with an agent, but not under Buyer
Agency, i.e. through the listing agent who represents
the seller. You can purchase the home with a Buyer
Agent, which gives you representation and someone
working for you during the transaction rather than the
seller. Or, you can go into a model home by yourself,
purchase the home directly from the builder and have no
representation what so ever. Sometimes buyers think that
if they purchase the home directly from the builder they
can negotiate the price since a Realtor commission is
not paid. ABSOLUTELY NOT! The price of
the real estate commission is built into the price of
the home. The only difference between buying directly
from the builder is that the builder keeps both sides of
the commission and you do not have any representation.
Builders cannot reduce the price of the home because it
would affect everyone's appraisal in the
sub-division.

make sure that you are represented and get the correct
and proper information, so that you can make an educated
decision to buy.
During
Construction I will keep you updated on the
progress of your home. This will enable you to stay
updated on every aspect of each phase of the
construction of your home. Having a home built is a very
important event in your life so it is crucial that you
be involved every step of the way. If you are located
out-of-state, we will send you periodic digital photos
of your progress!
Prior to
Closing We will schedule a final
walk-through of the home with the builder a day or two
before closing. This will give you an opportunity to
confirm that everything the builder promised would be
completed has been done. You will also be able to ask as
many questions of the builder that you need to get to
know your new home. Some of the builders have an
"orientation meeting" to discuss how your warranty
works, go over maintaining your home, etc.
After You Move
In If for some reason you have difficulty
getting the builder to respond to you when something
goes wrong with your new home, I will get involved. It
is in the builder's best interests not to let this
happen though, and it is rare that it does. A reputable
lender does not want to risk the loss of future business
from you- the buyer, or me- your
Realtor.
