The Process of Buying a
Home
Thank you for the
opportunity to "preview" what I can do for you in
helping you to find your next home! If we decide to work
together, we will be working together as a "team" to
find your new home. This means that we will be committed
to each other during the home finding process. Larry is
an ACCREDITED BUYER REPRESENTATIVE (ABR), which means he
has had extensive classes and certification in working
with and representing buyers.
GETTING
STARTED
At our first meeting, we will discuss
Buyer Agency and go over the process of buying and
selling a home.
After our initial meeting, we will go
out and look at several homes, in several areas, based
on the criteria you have given me. This first trip is an
opportunity to get acquainted, find out more about each
other, and decide if we will be compatible working
together. It is very rare for me to not get along with a
client, but remember, this is a "team approach", so I
want you to be 100% satisfied working with me!
On our second meeting, we will be
acknowledging a Buyer Agency Agreement. This agreement
explains that I will be working exclusively for you, not
the seller, and it implies certain responsibilities and
obligations. In Colorado, we have been operating under
Buyer Agency for about 8 years now, so this is not
a new concept, and is for the protection of both
parties. In locating a new home, you want to work with
an agent who represents YOU, and not the interests of
the seller!
FINDING YOUR NEW
HOME
We will be using every available means
to find you a new home. This includes: Multiple
Listings, the internet, ads, open houses, driving around
neighborhoods and areas, and networking with other
agents (extremely important!!). If you find a potential
home, through an open house, ad, driving by, a flyer, a
recommendation from a friend or relative, the internet,
or other means, PLEASE call Larry for additional
information! If you call the number on the flyer,
internet, ad, etc, PLEASE REMEMBER, THEY WORK FOR THE
SELLER! The information you receive may not be to your
advantage. Let me do the calling, and I will get the
right information for you. We recommend that you NOT
call the listing agent (on the sign), and that you NOT
have that agent show you their listing. They have been
hired by the seller to represent THEM, not you. Their
fiduciary responsibility is to the seller. They only owe
you honest and fair dealing. Since they represent the
seller, it is unlikely that you will get your best deal
on the home, as YOUR interests are not THEIRS!

AFTER WE FIND A
HOME
Now my work REALLY begins! I will
prepare a written offer and negotiate an acceptable
contract in price and terms based on my counseling and
YOUR input. If time permits, I will do a market analysis
of the home to make sure we are offering "the right
price" to get the home, without overpaying for it!
I will be using my team of professional
office staff to track the closing, do problem prevention
and solve problems as they come up. Many things happen
once a house goes under contract. Title work has to be
ordered, property inspection(s) scheduled,
inspection issues resolved, appraisal, survey, and loan
commitment, among others. It is important to have a
professional team working for you who will track all of
these requirements, remove contract contingencies,
protect your interests, and get you to the closing
table. Our goal is to make this as "stress-free" as
possible for you.
